Property management

We provide our clients with a high-quality and modern property management service and if desired, accounts can be discussed personally with each individual owner. Owners’ meetings serve to discuss and to decide upon any necessary maintenance work or improvement work. Part of our service includes obtaining necessary estimates for any work that needs to be done from reputable builders or craftsmen, as well as ensuring that the work is carried out quickly and efficiently. Owners can ascertain how much the overheads on their property amount to by using our computer software especially designed for this purpose. Modern property management can be summed up in one sentence: optimum care of the owners and their property with special attention to cost effectiveness!

Property management services

  1. Property management is conducted according to the relevant legal requirements, in particular the “Wohnungseigentumsgesetzes” (Statute of Freehold Property Ownership under Austrian law) in its current version.

  2. Management of the financial accounts, according to trustee business principles.

  3. Individual clients’ money will be held in separate bank accounts which will be opened and kept for all monetary transactions.

  4. Compiling a detailed annual statement of accounts up to the 31st December of the current year and forwarding the same by the 30th June of the subsequent year.

  5. Assessment, calculation and specification of the monthly expenditure related to the property.

  6. Representation of the interests of the property owners’ association and its members in negotiations and discussions with administrative authorities and tax authorities.

  7. Calculation and filing of the tax return for the property owners’ association and the prompt payment of the VAT.

  8. Dealing with any correspondence connected with the management of the property.

  9. Safekeeping of the reserve funds, in a productive, i.e., interest-bearing monthly investment in a separate trustee account in the name of the property owners’ association.

  10. Inspection of the common areas of the residential complex at regular intervals.

  11. Organising and supervising necessary maintenance work. We will evaluate estimates from various contractors before awarding bigger contracts.

  12. Holding property owners’ meetings, taking minutes of the meeting and sending the minutes out.

  13. Arrangement, supervision and adjustment of insurance cover and representation of the client in claims against insurers.

  14. Supervision of the monthly transactions and the proper collection of arrears in accordance with normal commercial principles.

  15. Drawing up a budget and calculating the monthly expenditure (including the annual statement of accounts).

  16. Payroll accounting for care-taking staff and organising the schedule of and supervision of care-taking staff.
